Disclaimer
Please read this disclaimer carefully before relying on any inspection report prepared by Forma Inspect. By engaging our services, you acknowledge and accept the limitations outlined below.
Effective: April 2026 — Forma Inspect, Melbourne, Victoria
Visual Inspection Only
All inspections conducted by Forma Inspect are visual and non-invasive in nature. The inspector assesses only those areas of the property that are safely and reasonably accessible at the time of inspection. No destructive testing, probing, removal of fixtures, finishes, floor coverings, or building materials is performed.
Snapshot in Time
This report reflects the condition of the property at the date and time of inspection only. Property conditions can change rapidly. Forma Inspect accepts no responsibility for defects or changes that arise after the inspection date, or for conditions that were not visible or accessible at the time.
No Guarantee of Defect-Free Property
This report does not guarantee that the property is free from defects, faults, or issues. Building inspections have inherent limitations. Concealed, latent, or hidden defects — including those inside walls, under floors, above ceilings, or underground — cannot be identified through a visual inspection and are excluded from the scope of this report.
Not a Warranty or Insurance Product
This report is not a warranty, guarantee, or insurance product of any kind. It does not create any obligation on the part of Forma Inspect to rectify, repair, or compensate for any defects identified or not identified. Clients should not rely on this report as a substitute for specialist advice or independent legal and financial guidance.
Excluded Specialist Disciplines
This report does not constitute structural engineering advice, geotechnical assessment, plumbing or drainage inspection, electrical inspection, pest or termite inspection, asbestos or hazardous materials assessment, environmental or contamination report, or any other specialist trade report. Where specialist investigation is recommended, clients are strongly advised to engage the relevant licensed professional.
Environmental and Concealed Risks
Forma Inspect does not assess for the presence of asbestos, mould, lead paint, hazardous materials, contaminated land, underground services, or environmental risks unless explicitly stated as part of a specific service engagement. These matters require specialist assessment and are outside the scope of a standard building inspection.
Limitation of Liability
To the maximum extent permitted by applicable law, including the Australian Consumer Law (ACL), the total liability of Forma Inspect for any claim arising from or in connection with an inspection or report — whether in contract, tort, or otherwise — is limited to the fee paid for that specific inspection service. Forma Inspect is not liable for any indirect, consequential, or economic loss arising from reliance on this report.
Third-Party Reliance
This report is prepared solely for the use of the client named in the report. It must not be provided to, relied upon by, or assigned to any third party without the prior written consent of Forma Inspect. Forma Inspect accepts no responsibility to any person other than the named client in relation to this report.
Recommended Further Action
Where this report recommends further investigation, monitoring, or specialist assessment, those recommendations should be acted upon by the client before proceeding with any purchase, transaction, or construction decision. Failure to act on recommendations does not alter the limitations of this report.
Compliance with Australian Standards
Inspections are conducted in general accordance with Australian Standard AS 4349.1 – Inspection of Buildings (Residential Buildings) and relevant Victorian Building Authority (VBA) guidelines, where applicable. Forma Inspect is operated by a Registered Building Practitioner in Victoria.
